[p. 2] Memorandum of an Agreement this day of One thousand eight hundred and sixty six Between Robert Booth Latter of Bromley Kent Esquire of the one part and Whistler of [sic] Esquire of the other part as follows that is to say -
The said Robert Booth Latter hereby agrees to let and the said Whistler to take All that messuage or tenement Garden and premises situate and being No. 2 Lindsey Row in the parish of Saint Luke - Chelsea and the County of Middlesex for the term of Three years to be computed from the Twenty fifth day of December One thousand eight hundred and sixty six at and under the yearly rent of Eighty pounds payable by equal quarterly payments on the Twenty fifth day of March the Twenty fourth day of June the Twenty ninth day of September and the Twenty fifth day of December in each year the first quarterly payment to become due on the Twenty fifth day of March One thousand eight hundred and sixty seven such rent of Eighty pounds to be paid free and clear from all [p. 3] deductions except Landlords property or Income tax on the said Rent And the said Whistler hereby agrees with the said Robert Booth Latter that he the said Whistler his executors administrators shall and will from time to time well and truly pay the said rent of Eighty pounds at the day time hereinbefore appointed for payment thereof And also that he will not assign underlet or part with the possession of the said premises without the consent in writing of the said Robert Booth Latter nor use the same other than and except as a private dwelling house Provided always that the said term hereby agreed to be granted shall cease and determine and the said Robert Booth Latter his executors administrators or assigns shall have an immediate right of entry in case the rent hereby reserved shall remain unpaid for more than twenty days after the same shall have been lawfully demanded upon or next after any of the quarterly days hereinbefore appointed for payment thereof or in case the said Whistler his executors or administrators shall after notice refuse to observe and perform the agreement and conditions hereinbefore mentioned And also shall and will at the end of the said term of Three years deliver up to the said Robert Booth Latter his executors or administrators peaceable possession of the premises hereby let and also the several fixtures and things mentioned in the schedule hereto in good state and condition reasonable use and wear thereof excepted And the said Whistler further agrees to [p. 4] allow the said Robert Booth Latter to place in some or one of the front windows of the ground floor or external part of the said Messuage six weeks at least before the said term shall expire a Notice of the house being to be let and will give all reasonable facility for the house being viewed by persons desirous to rent the same on any two days of the week (Sundays excepted) between the hours of 10 of the clock in the forenoon and 3 of the clock in the afternoon on any of the said days In witness whereof the said parties hereto have hereunto set their hands and seals the day and year first above written.
